Bow River Seniors Lodge
Canmore, Alberta
This Seniors' Lodge in Canmore, Alberta is a wooden framed, single story, 61-bed facility that was built in 1975 and added onto in 2004. One wing was also partially rebuilt following a fire in 2012. There are an additional 28 self-contained subsidized seniors' rental units located on the site.
This project has been characterized by a changing process, originally conceived as a multi-phase expansion and renovation that would see a new wing added to the existing Lodge. However, a thorough analysis of the 40-year-old building revealed more extensive and costly renovation needs than originally realized. As a result, the clients decided a brand new adjoining building design was the best option.
This alternate approach, proposed by SAHURI + Partners, refocused the project on a new two-story, 42,635 sf. residence wing with 63 units, a new dining area with the capacity for 100 people, a new kitchen, amenity space in lounges and multi-purpose areas, and a connecting link to the existing facility. The efficiency of the design compensated for the minimal increase in construction area, reducing the overall capital cost for the project from $11.8 million to $10.4 million.
This alternate strategy also opens the site up for future expansion opportunities as funding becomes available. The work will be primarily completed in one phase, leaving life safety upgrades within the existing building for future phases. Construction was completed in 2018.
